David Zivyon and Rotem Zivyon co-own and lead RT Signature Homes. They founded the company in 2015 around a single operational principle: the same team that develops your floor plan pulls the permits and builds the project. What I've Seen on Seattle Lots Since 2015

The first site visit almost never confirms what a homeowner assumed before we arrived.

Last year, a homeowner in Kirkland contacted us about an ADU. They had a rear yard they'd measured on a county parcel map, plenty of room, they thought. When I walked the lot, the buildable area was smaller than the parcel suggested. A mature cedar tree was sitting almost exactly where the DADU needed to go. The setback from the rear property line consumed another five feet. And the existing utility connections were on the opposite side of the house from the ADU location, meaning the utility lateral costs were going to be higher than a standard run.

None of that showed up in the parcel data. It only showed up when someone stood in the yard and looked at it.

We redesigned the ADU placement to a secondary location on the lot that cleared the tree, maintained the required setbacks, and put the structure closer to the existing utility connections. The permit came back clean. The homeowner got their ADU. The design we built was nothing like the layout they'd been imagining before the first site visit.

That's the work. Not the drawings, the decisions that happen before the drawings, based on what the lot actually shows you when you're standing on it.

One Contract Means One Team Is Accountable for Everything

Design decisions are made with the construction team's input from the first session. The person drawing the layout is also the person pulling the permit and managing the build. When a plan check response comes back from Seattle DCI asking for a revised beam calculation, the same team handles it.

That structure eliminates the most common source of budget overruns on residential remodels: the change order generated when design decisions don't account for what a builder encounters in the field. It applies across every scope we take on, from a complete home renovation that touches every system in the house to a kitchen design and build where the cabinet layout has to route around a plumbing stack found behind the existing wall.

Diagnostics & Site Assessment

Every project starts with a site visit. The assigned project manager walks the lot or existing structure, measuring setbacks, confirming lot coverage, checking structural conditions and mechanical systems. No design work begins until site conditions are confirmed.

For ADUs that means setbacks, lot coverage, utility points, and soil. For interior remodels it means load-bearing walls, plumbing rough-in, and panel capacity, so design reflects what the permit office will approve, not what a generic layout assumes.

Design, Permitting & Pre-Construction

The design phase begins with construction input built in from the first session. Permit drawings are produced by the same team that will build the project, and material selections are made after structural constraints are confirmed, not before.

Applications are filed directly with the applicable jurisdiction: Seattle DCI for city properties, Bellevue Development Services, or Redmond's permit office. You receive a timeline that accounts for the permit review period.

Construction, Inspection & Final Walkthrough

Construction is sequenced by the assigned project manager, framing, then rough mechanical, then insulation and drywall, then finishes. Each inspection stage is scheduled and attended by that same manager.

Final inspection is conducted against the approved permit drawings, and the certificate of occupancy is issued after sign-off. You receive a completed project with a full permit close-out, not an open permit that resurfaces at the next real-estate transaction.
