Our Story

RT Signature Homes has operated in the Seattle residential construction market for ten years.

We started in 2015. The founding idea was straightforward: a homeowner hiring a contractor for a major project, a full remodel, an ADU, a kitchen rebuild, should have one consistent team from the first conversation through the final inspection. Not a design firm that hands off to a builder. Not a general contractor who outsources coordination.

A design-build firm manages both the architectural design phase and the physical construction phase under one contract. The same company holds design competency and construction execution capability simultaneously. To understand how design-build compares to general contractors, the key difference is that single-contract structure: one team accountable for both design and construction.

That structure is what we built RT Signature Homes around. Ten years later, we run seven project managers and ten total employees, all operating out of our Redmond office. We're large enough to handle multiple projects across the Seattle metro at once. Every project has a named manager assigned to it, not a rotating coordinator, not a shared queue.

We serve homeowners across Redmond, Seattle, Bellevue, Kirkland, and 13 additional cities in the Greater Seattle area.

The Project Management Team

RT Signature Homes employs seven project managers, a meaningful ratio for a ten-person company. Each project manager handles one project at a time: permit coordination, trade scheduling, material procurement, and direct homeowner communication from the first site visit through final inspection. Project management at RT Signature Homes is not outsourced to a third-party coordinator layer.

Credentials & Certifications

RT Signature Homes is a Washington-based residential contractor operating in compliance with Washington State contractor licensing requirements.

We build and remodel across 17 cities in King and Snohomish counties. Every project is permitted through the applicable jurisdiction, the Seattle Department of Construction and Inspections, the City of Redmond, or another permitting office within our service area.

Reliable confirmation of a contractor's operating history in Washington comes from verifiable specifics: a physical address, a named ownership structure, a published Google Business Profile, a verified business listing displaying address, phone, service area, and customer reviews, and an active project history in the market. All four apply to RT Signature Homes. Homeowners who want more detail on how we handle projects from permitting through final inspection can review our answers to common questions about our process.

Our Google Business Profile, social profiles on Instagram, Facebook, and LinkedIn, and direct contact information are published, consistent, and verifiable without calling us first.

Our Standards

Our quality standards are built into the team structure, not added as a final inspection layer.

Here's how that works in practice:

  • One project manager per project. The same person who walks the site on day one is at final inspection. No handoff.
  • Permit-first approach. Every project scope is reviewed against the applicable city's current code before design begins. We don't quote work that won't clear the permit office.
  • Material specifications matched to site conditions. Western Washington's rainfall, clay soils, and marine climate require specific material choices. We confirm vapor permeance ratings, drainage requirements, and insulation R-values against Washington State Energy Code minimums before any order is placed.
  • Seven project managers, ten employees. That staffing ratio means oversight is continuous, not periodic.
  • Documentation at every phase. Change orders, permit submissions, inspection records, and material specs are tracked through each project.

Common Questions

Frequently Asked Questions

How long has RT Signature Homes been operating, and who actually runs the company?

RT Signature Homes was founded in 2015 by co-owners David Zivyon and Rotem Zivyon, both of whom are active in daily operations. The company has worked across the Greater Seattle metro for ten years. Both owners are reachable through published contact channels, phone, email, and verified social profiles. A design-build firm where named owners are contactable is a measurable trust signal, not a marketing claim.

What does it cost to get started, is there a fee for the first site visit?

No fee is charged for the initial site visit or first project conversation. RT Signature Homes schedules a site visit with an assigned project manager after the first phone or email inquiry. That visit produces a scoped assessment before any contract is signed. You don't need drawings, plans, or a finalized budget to make first contact.

With 7 project managers and 10 total employees, how does RT Signature Homes handle multiple projects at once without losing oversight?

Each project is assigned one dedicated project manager from first site visit through final inspection, no rotating staff or shared queues. Seven project managers across ten employees means oversight is continuous, not periodic. That ratio is a structural decision, not a staffing coincidence. Project management at RT Signature Homes is never outsourced to a third-party coordinator.

What makes a design-build firm different from hiring a general contractor after I've already hired an architect?

A design-build firm holds both design and construction under one contract, the same team produces the drawings and builds the project. Separate architect-plus-GC arrangements split accountability: when a field condition contradicts the drawings, each party can point to the other. RT Signature Homes has operated under the design-build model since 2015. That single-contract structure reduces gaps between what was designed and what gets built.

RT Signature Homes covers 17 cities, how do I know if my specific address is in the service area?

Call 206-407-6291 or email info@rtsignaturehomes.com with your project address and RT Signature Homes will confirm coverage directly. The 17-city service area includes Seattle, Bellevue, Kirkland, Redmond, Sammamish, Woodinville, Bothell, Issaquah, Mercer Island, Renton, Lynnwood, Shoreline, Kenmore, Newcastle, Snoqualmie, Duvall, and Monroe. The Redmond office sits near SR-520, within direct access of all service cities. No drawings or project details are required to check eligibility.

Does RT Signature Homes handle permit filing, or is that my responsibility as the homeowner?

RT Signature Homes handles permit filing as part of the project scope, homeowners are not expected to navigate Seattle DCI or any other permitting office independently. Every project scope is reviewed against current city code before design begins. If the city returns correction comments during plan check, RT Signature Homes responds to those directly. Permit coordination is part of what a design-build contractor manages end to end. { "@context": "https://schema.org", "@type": "FAQPage", "mainEntity": [ { "@type": "Question", "name": "How long has RT Signature Homes been operating, and who actually runs the company?", "acceptedAnswer": { "@type": "Answer", "text": "RT Signature Homes was founded in 2015 by co-owners David Zivyon and Rotem Zivyon, both of whom are active in daily operations.
